Where

The four office districts of Gwalior.

Gwalior's office market is small enough to describe in a paragraph each. The right district depends on who visits you and how your people get to work.

Race Course Road and City Centre

The commercial spine of the city: banks, insurers, hospitals, the railway station within walking distance and the bus stand a few minutes away. This is where corporate branch offices, IT and consulting teams look first, and where Keshar Towers, the Grade A office building on Race Course Road, stands — 500 m from City Centre, about five minutes by road.

Lashkar and Maharaj Bada

The old commercial heart. Dense retail, wholesale and traditional trading offices in older buildings; strong footfall, tight parking, and few buildings with central AC or power backup.

Thatipur and Morar

Largely residential with commercial frontage on the main roads — clinics, coaching, small professional offices in mixed-use buildings.

Vijay Nagar, Sithouli and the highway side

Newer development, institutional and industrial plots, and the proposed IT and telecom zone under MPIDC. Larger floor plates are possible, but the ecosystem of clients, food, banking and transport is thinner today.

What

Nine questions before you compare rents.

Two rates per square foot are not comparable until these are answered. Most disappointments in a commercial lease trace back to one of them.

  1. Carpet, built-up or chargeable?

Three different numbers for the same room. Rent is usually quoted on chargeable (super built-up) area, which includes a share of corridors, lobbies and lifts. Ask which area the rate applies to, and what the loading is, before comparing two buildings on rupees per square foot.

  2. What does CAM cover, and what does it cost?

Ask for the schedule, not a slogan. At Keshar Towers, CAM is billed separately. It covers maintenance and painting of the building, the lifts, HVAC and lighting of the common areas, cleaning, outside parking, the outside façade, landscaping, building lighting, outside lighting, and security and CCTV around the clock. Security and CCTV are included in CAM. The indicative office CAM is ₹10 per sq ft a month, not a quotation.

  3. Is the air conditioning central, and is it metered?

Split units are the tenant's capital cost and electricity. Central chilled-water AC metered to each unit is the Grade A standard: the building runs it, you pay for what you use. At Keshar Towers the chiller is metered to each unit. CAM covers HVAC of the common areas, not the metered use inside the office.

  4. Power backup — 100%, or the lifts only?

Ask what the DG set actually covers. "Power backup" in a listing can mean the corridor lights. For an office it has to mean every socket in the unit. At Keshar Towers, Generator backup covers the office and the air conditioning. A fully managed office also has an inverter, so that office has an uninterrupted supply. Electricity is charged at the Madhya Pradesh commercial tariff. The diesel-generator rate is roughly three times that tariff and moves with the price of fuel. A fully managed office includes electricity in the agreed package.

  5. Parking — how many, and whose?

Every office has a dedicated parking allotment, and there is a dedicated two-wheeler area. Both are given at concessional charges, not free. The building also has 300+ paid, covered basement spaces managed by on-site staff, plus roadside parking for 50+ cars.

  6. Fire NOC and Occupancy Certificate

Both should be held by the developer and shown on request. Without them, a corporate tenant's own compliance team will reject the premises, however good the rent.

  7. Lock-in, escalation, deposit, notice

The four numbers that decide what the lease really costs. Market practice in Gwalior for a commercial lease is a multi-year term with a lock-in, a deposit of several months' rent, and a yearly escalation. Ask for all four in writing before the visit.

  8. GST and TDS

Commercial rent attracts 18% GST on top of the quoted figure, and a company tenant deducts TDS on rent above the threshold. Budget on the all-in number.

  9. Who is already in the building?

The tenant list tells you more than the brochure. Insurers, oil companies and listed corporates run premises audits before signing; if they are in, the building has passed them.

Lease terms, explained

What the standard Keshar Towers lease says.

Published so there is nothing to negotiate blind. The quotation depends on the unit and comes back on WhatsApp within the working day.

Indicative lease, not a quotation: ₹70 per sq ft a month, plus CAM of ₹10 per sq ft a month. It depends on the unit.

Term11 months to 9 years
Lock-in3 months to 3 years
Deposit3 to 6 months
Escalation5% every year
Notice3 months
CAMBilled separately

Term is the length of the lease. Lock-in is the period neither side can exit. Deposit is refundable at the end. Escalation is the yearly rent step. CAM is billed separately per square foot.

Coworking or lease?

The one-to-ten-person answer.

Under about ten people, or without twelve months of certainty, a cabin or desk at MileStone Coworking on the 7th floor can reduce fit-out costs and setup time — reception, meeting rooms, internet, housekeeping and power on a monthly licence, and a day pass for the days you need a desk in town. For larger teams, compare fit-out, rent, recurring services and commitment length against a managed plan before choosing.

Questions
What does office space cost to rent in Gwalior?

It depends on the building, the floor and the area basis. Bare-shell space in an older building costs least and needs the most spent on it; a Grade A building with central AC, 100% power backup and basement parking quotes a higher rate per square foot on chargeable area but a lower total once fit-out, AC and generators are counted. At Keshar Towers: Indicative lease, not a quotation: ₹70 per sq ft a month, plus CAM of ₹10 per sq ft a month. It depends on the unit.

Which area of Gwalior is best for an office?

For corporate, IT, insurance and professional offices: Race Course Road and City Centre — they sit 500 m apart, about five minutes by road, and are effectively one commercial district for the station, the banks and the clients. For trading and wholesale: Lashkar. For large plots and industrial use: the highway side and the MPIDC zone.

What is the smallest office I can rent at Keshar Towers?

About 500 sq ft. Sixty-six offices from 500 to 1,000 sq ft on floors 6, 7 and 8; adjacent units combine for larger teams. For one to ten people, MileStone Coworking on the 7th floor offers cabins, dedicated desks and day passes without a lease.

What are the lease terms at Keshar Towers?

Term: 11 months to 9 years. Lock-in: 3 months to 3 years. Deposit: 3 to 6 months. Escalation: 5% every year. Notice: 3 months. CAM: Billed separately.

Are the offices furnished?

The office floors are bare shell and fibre-ready — you fit out to your own brand. Ask about current furnished office availability, and up to 17,000 sq ft can be fitted out and run as a managed office to your specification.

Coworking or a leased office — which is right for a small team?

Under about ten people, or under twelve months of certainty, coworking can reduce initial fit-out costs and setup time: a cabin at MileStone comes with reception, meeting rooms, internet, housekeeping and power, on a monthly licence. For larger teams, compare the full cost of a leased office, including fit-out, services and term, against a managed plan.

Is it Keshar Towers or Kesar Towers?

Keshar Towers — one building on Race Course Road, Gwalior, also searched for as Kesar Towers and Keshar Tower.
